The site lies north of Thornbury, north of Oldbury Lane and west of Morton Street. On the approach to Thornbury via Oldbury Lane, recent and imminent residential development at Park Farm forms a backdrop, placing the site within a semi-urban context.

South Gloucestershire Council is currently unable to demonstrate a five-year supply of housing land, which means there is a pressing need to deliver new homes across the area. As one of the district’s two market towns, Thornbury is considered a sustainable and suitable location to help meet this need and support planned growth.
Our homes will meet high sustainability standards, with aspirations for carbon neutrality and features like solar panels and community-scale renewable energy. By working with the natural landform, the development will create well-oriented homes with views of green space, supporting an accessible, nature-rich community.

Car and cycle parking would be provided in line with Council policy and will meet the needs of new residents, alongside a new car club facility and EV charging for local residents and visitors.

Yes, the site sits directly on the committed extension to the frequent T1 bus service, providing direct access to the town centre and Bristol City Centre. Additional housing here will further strengthen the commercial viability of the service. We are proposing a mobility hub and new bus stops on Oldbury Lane to further improve the site’s connectivity for existing and future residents.

The PRoWs running through the site would be protected and, where possible, enhanced. There will also be new walking / running / cycling and nature trails to link into and extent the existing retained PRoW.

In addition to proposed new bus stops on Oldbury Lane and a mobility hub as part of the Community Hub (scooters, e-bikes, EV charging and car club provision), running, cycling & walking trails will be incorporated throughout the site, a signalised crossing will be provided on Oldbury Lane to connect to Park Farm, and footway improvements are proposed to Butt Lane. In addition, the development is proposing to fund a high quality mobility hub in the town centre, providing end-to-end options for people in the local area accessing the town centre without needing their car.

A Construction Management Plan will be put in place to ensure that any impacts are minimised during the construction process. This will include measures such as defined access routes for construction traffic, hours activity is permitted, and measures in place to suppress dust.

This will be confirmed when the details of the site’s design, layout and delivery are confirmed at reserved matters stage. As this is an Outline application, this detail is yet to be determined.

Community and stakeholder feedback will be reviewed and the proposals finalised, with an outline planning application being submitted to South Gloucestershire Council for its consideration later in 2025.

A full Transport Assessment will be undertaken in support of the application. This will be a detailed and comprehensive assessment which considers the additional traffic from this development, together with West of Park Farm, and other developments in the area, and assess their impacts on the local road network, identifying improvements to safety or capacity where they are needed.
